Bank of England Base Rate Reduction 8^th May 2025

Following the Bank of England’s decision to reduce Bank Base Rate by 0.25%, we are pleased to advise that the Society will be passing on this rate change in full by reducing our mortgage Standard Variable Rate (SVR) from 7.74% to 7.49%. The new SVR rate will take effect from 1^st July 2025 and customers on a variable rate mortgage will be notified of their new repayment at least 14 days ahead of that date.

Our history and expertise

We are a Building Society with a proud history of providing lending solutions for more than 147 years. We cater for a broad range of needs across residential and buy to let mortgages and lend throughout England, Scotland and Wales. We offer competitive rates in the segments we operate in and our absence of credit scoring and fully manual underwriting process allows us to provide solutions for customers with complex needs.

Whilst offering a broad range of residential and buy to let solutions, we have three particular areas of expertise: lending in our Heartland, to Expats and supporting Self-Build.

Heartland Lending Solutions

We define our Heartland as being properties in Cumbria, Northumberland, Tyne & Wear, County Durham, Yorkshire, Lancashire, Dumfries & Galloway and Scottish Borders

Heartland Value: bespoke pricing and products available for customers purchasing properties in our Heartland
Specialist property occupancy considered: including s106, Multi-Unit and Holiday Lets
Complex Income consideration: We understand variable and seasonal incomes offer Joint Borrower/Sole Proprietor solutions

Expat Lending

We lend on properties in England, Wales and Scotland
A wide range of foreign currency incomes are considered
We currently lend expat on a Residential basis only

Self-Build Lending

Lending and support direct from the Society throughout the process – we have a depth of expertise and understand the complexities of self-build
Flexible on number of fund release stages – standard is 5 but we will flex on customer need
Includes renovation projects

We are used to dealing with complex cases and are always happy to talk through a case with you prior to the application being submitted. Once an application has been submitted and the supporting documentation has been provided to enable us to begin assessing the application, one of our Mortgage Managers will be in touch to offer the opportunity to discuss the case with us; to make sure we understand the particular characteristics of the customer, the timescales you need to work to and to help you understand what further information we may need to assess the application and why.
